Project Overview:

The Fairfax–San Anselmo Children’s Center (FSACC), in partnership with the Seiderman Legacy Children’s Fund (SLCF), is undertaking a comprehensive renovation of its childcare campus in Fairfax, California.

FSACC has served working families in the Ross Valley and surrounding communities since 1973, providing licensed early childhood education and after-school care with a focus on low-income families. Today, the Center serves approximately 110 children from 90 families and represents a critical portion of Marin County’s subsidized childcare capacity.

The existing campus was originally constructed in the early 1950s and has been in continuous use for more than 50 years without major modernization. While it has remained a vital community resource, the facility now requires significant updates to meet current standards for safety, accessibility, and long-term operational sustainability.

This project will ensure the Center can continue to provide services to families for decades to come, giving children a stable, high-quality environment for learning and development.

General Projected Timeline:

  • Phase 1 (stage 1): Civil Work (9 weeks)

    • Includes repaving parking lot for ADA and fire safety compliance and installation of new electric/water lines

  • Phase 1 (stage 2): Wing 1 Building Renovation (18 weeks)

  • Phase 2: Wing 2/WC Building Renovations and Yard Re-Vamp (17 weeks)

  • Phase 3: Renovation of the Multi-Purpose Room (16 weeks)

Project Scope:

This project involves the renovation and modernization of the existing FSACC campus. No new buildings or expansion of square footage are proposed. Instead, the focus is on upgrading and improving the current facilities to meet today’s safety, accessibility, and infrastructure standards.

Key elements of the project include:

  • Structural and seismic improvements to strengthen existing buildings

  • Installation of modern fire safety systems, including sprinklers and a new fire hydrant

  • Upgrades to meet current building and life safety codes

  • Full ADA accessibility improvements across the campus, including pathways, entrances, and facilities

  • Replacement of aging infrastructure, including electrical service, heating and mechanical systems, and roofing

  • Installation of energy-efficient systems and updated lighting

  • Replacement and improvement of select doors, hardware, and interior finishes impacted by renovation work

  • Reconfiguration of parking and site access to improve safety, emergency vehicle access, and accessibility compliance

  • Improvements to pedestrian pathways and fire access routes

The project will also address necessary environmental safety measures associated with older construction, including proper management of materials such as lead-based paint and asbestos in accordance with regulatory requirements.

When complete, the campus will retain its existing use as a childcare facility but will be fully updated to support safe, modern, and accessible operations for the next generation of children and families.
